Customized Hurricane & Flood Resistant Home
Smart, Elevated Coastal Homes
for Life Near the Water
North River Properties designs and builds elevated, hurricane-resistant, and flood-resilient coastal homes in Corolla and throughout the Outer Banks of North Carolina, as well as select Florida beach communities. Our homes are engineered for the realities of coastal living, including high winds, storm surge, and flood exposure common to barrier islands and waterfront locations.
We focus on durability, safety, and long-term performance without compromising comfort or livability. Each home is thoughtfully planned to meet local building requirements and withstand changing weather conditions while supporting the relaxed coastal lifestyle these areas are known for.
North River Properties uses proven construction methods that combine efficient building practices with strong quality control from start to finish. Homes are built on reinforced foundations with structural systems and materials specifically chosen for coastal and hurricane-prone environments.
For those looking to build near the water in the Outer Banks or along Florida’s beaches, North River Properties offers a clear, reliable path to an elevated coastal home designed to perform, protect, and last over time. Our team guides clients through design, permitting, and construction, helping turn coastal property into a secure, well-built home you can trust.
We hold our construction standards higher than typical beach house builders. Why? Because we’re often responsible for the home 10–15 years later through OBHOA’s rigorous maintenance program. We build knowing our name remains on the door.
20+ Years Building Coastal Homes
Deep Coastal Experience Across the Outer Banks
From Corolla to Manteo and Nags Head, North River Properties has been actively involved in coastal home construction and vacation rental properties for more than two decades. This long standing presence across the Outer Banks has given us first hand insight into how homes truly perform over time in a demanding coastal environment, not just how they look at completion. We understand wind exposure, salt air, moisture management, and how daily rental use impacts long term durability and operating costs.
Homes Designed for Long Term Performance and Value
Our approach blends proven coastal construction techniques with thoughtful, modern design to create homes that are visually appealing, structurally resilient, and practical for real world use. For investors, this means homes that rent well, require fewer unexpected repairs, and hold their value year after year. Every decision, from materials to layout, is made with longevity, efficiency, and ease of ownership in mind, resulting in coastal homes that are built to last and simple to maintain.

653 Juniper Berry Court, Corolla
653 Juniper Berry showcases North River Properties' expertise in transforming a 20-year-old beach house into a like-new coastal asset through a complete, durable renovation. Designed for long-term rental performance, lasting value, and sustained guest appeal, not just cosmetic improvement.
The “Like New” Philosophy
Many of the homes we build are later managed by our family’s company, OBHOA Real Estate & Vacation Rentals, giving us a rare, full lifecycle view of each property. From initial construction through years of rental use and ownership transitions, we remain closely involved in how these homes are lived in, maintained, and improved. This long term responsibility shapes every decision we make during the building process.
From day one, each property is maintained with the goal of feeling “like new” year after year, not just for the first rental season. Materials, finishes, and systems are selected for durability, ease of maintenance, and consistent performance under heavy use. Because we build knowing we will care for these homes long term, our construction standards are intentionally higher than those of a typical beach house builder. For investors, this philosophy translates into lower lifecycle costs, stronger rental performance, and assets that retain their value over time.
Excellence in Construction
Built for Long-Term Investment Success
Our team understands the unique demands of coastal construction, where salt air, moisture, heavy guest use, and seasonal turnover require more than cosmetic improvements. By combining construction expertise with property management insight, we deliver renovations that enhance operational efficiency, reduce future maintenance, protect asset value, and help vacation homeowners maximize both rental income and long-term return on investment.
Complete Property Transformation
North River Properties specializes in transforming aging vacation homes into modern, high-performing coastal assets. Rather than focusing on isolated upgrades, we take a comprehensive approach that improves design, functionality, durability, and guest appeal. Every remodeling decision is made with long-term ownership, rental performance, and lasting quality in mind, creating homes that remain competitive for years to come.
Following the Development of a Best-in-Class Oceanfront Asset
Building Beyond Minimum Standards
After a three-year search for the right oceanfront homesite, North River Properties broke ground on 76A Ocean Boulevard — a seven-bedroom oceanfront home designed not just for opening day, but for a twenty-year ownership horizon.
Every decision, from structural systems to material selection, is being made with lifecycle performance in mind — built to withstand salt exposure, humidity, and heavy rental use while maintaining an exceptional condition grade for decades, not just years.
This isn’t just a construction project. It’s a case study in what’s possible when certification principles are built in from day one, not evaluated after the fact.
The Sandy Paws Luxury Transformation Story of 653 Juniper Berry
A Story of Complete Property Transformation
653 Juniper Berry reflects North River Properties’ philosophy that successful remodeling is about creating lasting value, not simply updating appearances. The project transformed a 20-year-old coastal vacation home through a carefully planned, full-scale renovation that enhanced design, functionality, durability, and guest experience. Every improvement was coordinated to ensure the home performs as a modern, high-demand rental while withstanding the unique challenges of the Outer Banks environment.
More than a renovation, this project demonstrates the value of experience in coastal construction and asset renewal. By combining quality craftsmanship, strategic planning, and long-term maintenance principles, North River Properties delivered a home built for sustained rental success, operational efficiency, and lasting ownership value. It exemplifies the company’s commitment to creating vacation properties that remain competitive, attractive, and investment-ready for years to come.
508 Conch Crescent Built for Today Maintained for a Decade
Beautiful Today Is the Bar. Beautiful in a Decade Is the Standard.
Most vacation rental homes are built to look impressive on opening day. Very few are designed, constructed, and maintained to look impressive 10 or even 20 years later. 508 Conch Crescent was created around a different philosophy. Before a single piling was set, more than $75,000 was invested in site analysis and drone-based elevation studies to identify the views that would deliver the greatest guest experience — an investment many owners would have considered unnecessary. That decision set the tone for everything that followed. Today, the property generates over $250,000 annually in rental revenue, four lots off the ocean, a rare result for any beach house at that distance from the water. It’s proof that when a property is built correctly from the ground up, exceptional performance can be sustained for years, not just for one opening season.
